Rezonings proposed for ‘stacked townhouses’, other projects

Three housing developments in the works for Fredericton's north side

Proposed rezonings for a “stacked townhouse” and townhouse development, and a “multi-residential development” are among several housing projects on Fredericton’s north side currently being considered by the planning advisory committee.

The committee’s agenda for Nov. 15 at 7 p.m. includes a stacked townhouse and a regular townhouse project planned for 501 Gibson St., along with a rezoning for portions of an undeveloped property on Manhattan Drive, off Cliffe Street, to allow nine multi-unit apartment buildings on a future extension of the street.

Also on the docket is a proposed rezoning of 35 Charles Ave., on the north side, to allow three apartment buildings to be constructed by NB Housing.

The Gibson Street townhouse project includes rezoning a portion of the site from residential Zone 2 (R-2) to multi-residential Zone 2 (MR-2) and park zone (P), and another portion from park to MR-2, for Building Prosperity to construct a stacked and regular townhouse complex.

A concept drawing of the stacked townhouses shows a three-storey building with two units on each floor, separated by a common wall. A staircase leads from the ground floor to the second and third floors.

The Manhattan Drive project is proposed by Colpitts Developments and includes five four-storey buildings and four six-storey buildings. The rezoning being requested is from residential Zone 5 holding (R-5(H)) to MR-2, multi-residential Zone 4 (MR-4), and park. A zone amendment is also being sought to allow more than one main residential structure on a lot in the MR-4 zone, and a 2.1-metre building height variance was requested for the proposed six-storey buildings.

The Colpitts project also has a tentative subdivision plan to create four MR-2 lots, seven MR-4 lots, and one park lot on an extension of Manhattan Drive and two future streets. It also includes a potential future connection to Crocket Street and a stormwater retention pond at the back of the property.

On Charles Avenue, NB Housing plans to expand the existing 20-unit development to include a separate 20-unit seniors’ complex as part of Phase 1, followed by a 10-unit building for families in a future Phase 2. The proposed rezoning is from institutional Zone 1 (I-i) and park to MR-2 to allow a total of three apartment buildings.
